PERBANDINGAN METODE PRICING KREDIT PEMILIKAN RUMAH (KPR) DAN KREDIT PEMILIKAN RUMAH SYARIAH (KPRS)
This study aims to determine the pricing practices of Sharia KPR and Conventional KPR. The research method used is a combination of comparative qualitative and quantitative. Data was collected using document review techniques. The results of this study found that: (1). Sharia KPR uses proportional/flat method while Conventional KPR uses annuity method; (2). Although different in the use of pricing methods, the application of pricing calculations both have something in common, namely the percentage of profit taken from the principal or the remaining principal of the loan where this includes riba which is forbidden in Islam as well as in MUI fatwa No. 01 there is also a discrepancy with the essence of the murabahah contract in the DSN-MUI fatwa No. 04 which must be usury-free; (3). The results of the review of the evidence in the fatwa DSN-MUI No. 84 of 2012 show a discrepancy in punishing the fact of calculating murabahah profits authorized by the National Sharia Council – Indonesian Ulema Council (DSN-MUI).
